Selling Your Home
Yes, this is still the
primary reason that people Stage – to sell their homes quickly, and
to make a profit on the sale.
Most home owners cannot see their own spaces objectively, and at the
same time, approximately only 10% of buyers can visualize the
potential of a home. So it is critical in today’s market that your
home is at its very best presentation – especially since we all know
that online home searches are most effective when photos are
attached – and attractively presented. There are plenty of room
photos on real estate websites, but they can really hurt a sale when
the view includes strewn laundry, cluttered tables, or areas in need
of repair.
And did you know that you may be able to claim a tax deduction for
the amount spent on staging services to improve and sell your home?
(Contact your accountant first, of course, as the laws may vary from
state to state).
Most real estate agent swill tell you the same Tried-And-True steps
to take – and they are all well worth the investment of time and
money:
 |
Clean up, Throw Out and De-clutter everywhere. |
 |
Fix anything that is broken or in need of repair (plumbing,
electrical, flooring, water stains, mold, etc). |
 |
Replace or shampoo carpeting. |
 |
Refresh your home with new interior paint, and if you can manage
it – freshen up the outside as well – especially around the front
door, and back patio/deck . |
 |
Add “curb appeal” with seasonal plants, and purchase a few new
decorative accessories for inside. |
But what do you do with the furniture? The drapes? The accessories
and personal mementos? What about the kitchen and bathrooms?
Lighting? This is where Staging Services really “seal the deal”.
It can be difficult to objectively see that certain photos should be
packed away, or that Fido’s basket of beloved chew toys really needs
to be replaced or at least put in a less public area. And you may
love having your entire collection of wedding china or sports jerseys
on display, but limiting the selection to key pieces will allow
potential buyers to see past all the memorabilia and simply notice
the room(s) themselves. Don’t distract.
